Northeast Florida housing sales slide again in September

September home sales saw a notable drop along the First Coast for the third month in a row in both annual and monthly closings. There were 1,608 closed sales in Northeast Florida last month, according to the Northeast Florida Association of Realtors (NEFAR). That’s down 7.7% from September 2025, when there were 1,742 homes sold, and down 8% from August, when there were 1,748. The median price for the six-county area showed a modest increase in September, though. That figure was $398,566, up 2.8% from a year ago, when it was $387,842. It’s also a 1.1% increase from August when the median price was $394,340. The active inventory on the market on the First Coast stood at 6,348 homes for sale last month. That’s an 18.4% drop from a year ago when there were 7,783 and it’s down 1.7% from August’s count of 6,458. “What stands out in September is that home prices remain relatively stable even as the pace of sales has slowed. With more than 6,200 homes available across Northeast Florida, buyers have choices and are taking the time to find the right fit,” said NEFAR President Kim Knapp. “For sellers, the message is clear: buyers are comparing options, and homes that offer the right combination of price, condition and value are better positioned to attract attention.” Duval County, home to Jacksonville, reflected the direction of the regional trends with 844 closed sales, a 5.3% drop in the annual comparison and a 7.8% decline from August. The median sales price of $344,000 was up by 4.2% from a year ago and 3.5% from August. St. Johns County had 401 closed home sales in September, a 10.3% decline from a year ago and a 1% drop from August. The median sales price in St. Johns was $575,000, a 2.7% hike from last year and a 0.6% increase over August. Clay County home sales came in at 221 for September, a 6% decline from September 2025 and a 10.9% drop from August. Median sales prices dipped in Clay, coming in at $355,000, a 2.7% decrease from last year and a 4.1% decline from August. Nassau County posted 96 closed sales in September, a 13.5% decline from last year and a 19.3% decline from August. The median sales price in Nassau was $496,500, a 4.5% uptick from last year and a 9.3% jump from August. The most rural First Coast counties, Putnam and Baker, had modest figures. Putnam recorded 34 closed sales, a 17.1% drop from a year ago and a 20.9% monthly decrease. Baker had 12 closed sales, a 29.4% decline from last year and a 33.3% drop from August.
